Investment in new warehouse space surged over the past few years, but it was already rising pretty rapidly prior to the pandemic.
The obvious explanation for this trend is that e-commerce, which requires a lot of distribution space, is gobbling up market share from brick and mortar retailers.
It’s also worth noting that warehouses have become more expensive to build on a per square foot basis with the increased demand for cold storage and more automated facilities.
